Coastal codes, flood resilience, timelines, permitting, and what it is like to work with the studio — answered plainly.

Coastal Florida construction must satisfy the Florida Building Code's high-velocity hurricane provisions — impact-rated openings, reinforced roof-to-wall connections, elevated finished floors in flood zones, and materials rated for salt-air exposure. We design to these requirements from the first sketch rather than retrofitting them later, which keeps both budgets and timelines intact.
Almost always, yes. Flood-zone lots call for elevated or stilt design — raising living space above the base flood elevation while using the ground level for parking, storage, and breakaway functions. Many of our favorite projects are flood-zone homes; elevation often delivers better views, better breeze, and better light.
Resilience is layered: aerodynamic roof geometry, continuous load paths from roof to foundation, impact-rated glazing, corrosion-resistant fasteners, and elevated critical systems. We also plan for livability after a storm — shaded outdoor space, cross-ventilation, and details that keep a home comfortable when power is out.
A custom coastal residence typically runs three to six months from discovery through construction documents, depending on size, complexity, and revision rounds. Commercial and mixed-use projects vary more widely. Every engagement opens with a phased schedule so you know the timeline before we begin.
We prepare complete, permit-ready drawing sets and coordinate the submission with the appropriate Brevard County or municipal building department. Because our documents are assembled with local reviewers in mind, our sets typically move through review with fewer correction cycles.
Yes — many of our clients live out of state. We run video design reviews, share interactive 3D models you can explore from anywhere, and handle site visits, surveys, and permitting locally. Remote clients receive the same milestone schedule and single point of contact as our neighbors in Melbourne Beach.
Our visualization packages include a detailed 3D model of your project, photoreal exterior and interior renderings, and optional fly-through sequences. Homeowners use them to make confident decisions; developers use them for pre-sales, investor decks, and marketing long before construction begins.
Both. We partner directly with homeowners and developers, and we also serve as the design arm for builders who need permit-ready plans, elevations, and documentation. Builders value our sets because they are drawn to be built — clear sections, buildable details, and a studio that answers during construction.
Our home ground is Melbourne Beach, Indialantic, Satellite Beach, and the wider Space Coast. Beyond Brevard County, we take on coastal residential, commercial, and visualization projects across the broader Florida market — our work to date spans more than twenty Florida counties.
